How much does a property valuation cost?

Jens Krüger, property valuation expert

Standard residential properties have fixed starting prices. For everything else, you receive a specific quotation before you instruct me. So you always know in advance what the valuation will cost.

Jens Krüger · Let’s talk: +49 172 868 5666

The cost of a valuation report does not depend on the value of the property alone. What counts above all is the service required, the type of property, the documents available and the scope of review. That is why standard residential properties have fixed starting prices, while apartment buildings, commercial and industrial properties receive an individual quotation.

Property valuation costs at a glance

From the pre-purchase consultation to the full market value report, the services differ in site inspection, research, review and documentation – and therefore in price.

Pre-purchase consultation

from €499

Site inspection with verbal advice: visible condition, conspicuous features and foreseeable investment assessed by an expert; the asking price is put into context against these findings. No separate property valuation or market value assessment. With a written record €799, with a short-form valuation €1,499. For flats and typical detached and two-family houses with up to 160 m² of living area within the agreed standard scope.

Market value indication

from €599

An approximate desktop valuation without a site inspection, based on your documents, information and suitable market data. The specific price depends on the type of property, the documents available and the scope of the valuation.

Floor area calculation

from €799

Up to 150 m²: site visit, laser measurement and area calculation with a tabular schedule of areas. Larger areas according to the bands below.

Short-form valuation

from €1,299

Site inspection and a compact written valuation – a deliberately reduced scope of review and documentation, not a full market value report. For flats and houses with up to 160 m² of living area under normal valuation conditions.

Full market value report

from €2,599

Detailed, transparently documented determination of the market value under section 194 BauGB (German Federal Building Code). For flats and houses with up to 160 m² of living area under normal valuation conditions.

Apartment building, mixed-use building, commercial, industrial

individual quotation

Size, use, tenancy structure and scope of review vary considerably. After a first look at the task, you receive a properly calculated quotation before you place the instruction. Apartment buildings → Commercial → Industrial →

Valuation review & update

individual quotation

The amount of work cannot sensibly be fixed as a flat rate. After a first look at the existing valuation and documents, you receive an individual quotation.

Report review & counter-valuation

individual quotation

Review of existing reports and expert statement after a first look; a counter-valuation is priced as a full market value report.

Remaining useful life report

individual quotation

Property-specific report on the actual remaining useful life, throughout Germany with a site inspection. Fee by individual quotation.

Pre-acquisition assessment & portfolio analysis

individual quotation

Property-specific review of purchase price, income, condition and visible capital expenditure needs for investors and portfolio holders; scope according to property and question.

Note: The prices apply to the standard scope described in each case. Rights and encumbrances affecting value – for example rights of residence or usufruct, rights of way, public building encumbrances (Baulasten) or similar features – may involve additional valuation work. You receive the specific price before you place the instruction.

How much does a floor area calculation cost?

Floor area measurement

from €799 incl. VAT

Up to 150 m²: €799 · up to 200 m²: €999 · up to 250 m²: €1,199 · up to 300 m²: €1,399. Each additional 50 m² or part thereof adds €200.

Normal sloping ceilings, for example in a detached or two-family house with an ordinary pitched roof, are included in the flat-rate prices. Where measurement is exceptionally complex – for example several changing roof slopes, complex dormers, loggias or roof terraces cut into the roof, complex maisonette geometries or a comparably high measuring and calculation effort – a surcharge of 50% is applied to the share of the flat-rate price attributable to the affected attic floor area. The surcharge does not apply to the whole instruction.

Optional overview floor plans

Overview floor plans are only offered together with floor area measurement. Up to 150 m²: €499 incl. VAT · up to 200 m²: €599 · up to 250 m²: €699 · up to 300 m²: €799. Each additional 50 m² or part thereof adds €100. Normal sloping ceilings are included here too. Where an exceptionally complex geometry leads to a correspondingly higher drawing effort, the same rule applies: a 50% surcharge on the share of the floor plan price attributable to the affected attic floor area.

Pre-purchase consultation: modules and additional services

  • Pre-purchase consultation – site inspection with verbal advice: from €499 incl. VAT
  • Pre-purchase consultation with a written record of the key findings: €799 incl. VAT
  • Pre-purchase consultation with a short-form valuation: €1,499 incl. VAT
  • Cost estimate and other additional services: €160 incl. VAT per hour. The time required depends on the extent of the measures identified. For a property with only a few manageable points, the effort is correspondingly lower than for one with extensive modernisation or refurbishment needs. A general fixed price can therefore not be given in advance. Billing is based on the actual time spent.

The approximate cost estimate serves solely to give a first economic order of magnitude for the purchase decision. It is not a cost calculation, refurbishment plan or basis for tendering, and does not replace planning or cost determination by architects, specialist engineers or contractors.

What the basic service includes

The pre-purchase consultation from €499 does not include a separate property valuation or market value assessment. The asking price can be put into context against the condition found, the visible investment needs and the findings of the site inspection. For an independent value estimate or a more detailed assessment of the purchase price, the short-form valuation is recommended.

What determines the cost of a valuation report?

The cost does not depend on the value of the property alone. Key factors are the type of property, its size, the documents available, the purpose of the valuation, rights and encumbrances, and the amount of research and drafting required.

A flat or a detached house has different requirements from an apartment building, a commercial or an industrial property.

Typical occasions: property valuation for inheritance · property valuation for divorce and accrued gains · buying, selling and wealth planning.

Frequently asked questions about costs

How much does a valuation of a detached house cost?

For detached and two-family houses with up to 160 m² of living area under normal valuation conditions, the full market value report starts at €2,599 incl. VAT and the short-form valuation at €1,299 incl. VAT. What does a “house survey” cost?

Usually, people asking for a house report mean a valuation – the question of what a house is worth; the prices are given in the answer above. This is different from a building survey of structural defects or damage, which is prepared by a building surveyor and is not part of JK-Wertermittlung’s services. Before a purchase, the pre-purchase consultation can assess the visible condition and investment needs.

Do valuation fees depend on the value of the property?

Not only. Key factors are the type of property, its size, the documents available, the purpose of the valuation, rights and encumbrances, and the amount of research and drafting required.

How much does a property valuer cost?

Anyone looking for a property valuer in Germany usually needs an expert for property valuation (Sachverständiger). There is no meaningful flat rate here. After a first look at the task, you receive an individual quotation before you place the instruction.

Can I combine a pre-purchase consultation with a short-form valuation?

Yes. The pre-purchase consultation with a short-form valuation costs €1,499 incl. VAT. The site inspection already covers the main property survey.

Would you like a specific price for your property?

Briefly describe the property, its location and the purpose. Before you place the instruction, you receive a specific price or an individual quotation.
