Market value indication for property

Jens Krüger, property valuation expert

Sometimes an expert order of magnitude is enough to start with. I don’t need to be on site for that: with your documents and current market data you receive a first assessment, from €599. If you need more depth afterwards, we take the next step.

Jens Krüger · Let’s talk: +49 172 868 5666

Would you first like to know the order of magnitude of your property’s value? The market value indication is an approximate expert desktop valuation based on your documents, information and suitable market data – without an inspection on site. It deliberately serves as a first rough orientation and does not replace a more in-depth property valuation.

from €599 incl. VAT

For clearly defined internal valuation questions where sufficient documents are available.

Documents and market data for a market value indication

What is a market value indication?

A market value indication is an approximate expert estimate of the order of magnitude within which the market value of a property is likely to lie.

It is prepared purely as a desktop valuation without a personal inspection. It is based solely on the documents and information provided by the client and suitable market and valuation data.

Approximate does not mean arbitrary. The property data available is assessed professionally and combined with suitable property market data. Depending on the property, this may include location, plot size, stated living and usable areas, year of construction, use, information provided on condition and fittings, standard land values, comparable data, market rents or other market parameters.

What is this service about?

The market value indication mainly answers the question of the order of magnitude of a property’s value – for example closer to €300,000, €500,000 or €800,000. It is not an in-depth examination of the property.

No site inspectionNo personal inspection and no check of the actual condition of the property.
Based on documentsYour information and documents form the property-specific basis.
With market dataSuitable market parameters are used for the assessment.
For orientationFor internal decisions and a first professional estimate of market value.

What does the desktop valuation include?

  • review of the property documents and information provided
  • assessment of the location, plot and key property characteristics on the basis of this information
  • analysis of suitable market and valuation data
  • approximate expert valuation
  • a short written presentation of the value indication, the key input data and valuation assumptions
Its reliability depends on the quality of the input data.

The more complete and unambiguous the information provided, the better the order of magnitude of the market value can be estimated. As there is no site inspection, the floor plans and area figures provided by the client are used as the basis of the valuation. There is no plausibility check at the property, no spot-check measurement and no survey. Condition, fittings, modernisation and undocumented special features cannot be checked independently without a site inspection either.

When is a market value indication useful?

Considering a sale

A first estimate of a realistic property value.

Statement of assets

A professional order of magnitude for your own planning.

Checking a price expectation

Putting an offer or your own price idea into perspective.

Preparing a decision

Checking whether a more detailed valuation makes sense.

Estimating a house value

If sufficient documents are available and no condition check on site is needed.

Quick orientation

A compact property valuation without a site inspection.

How are living and usable areas taken into account?

As there is no site inspection for the market value indication, the floor plans and area figures provided by the client are used as the basis of the valuation.

There is no plausibility check at the property, no spot-check measurement and no complete survey. If there are doubts about the existing area figures or an exact area calculation is needed, a separate floor area measurement is required.

What the market value indication cannot do

  • no personal inspection or survey of the property
  • no plausibility check of floor plans and area figures at the property, no spot-check measurements and no survey
  • no independent assessment of the actual condition of the building
  • no comprehensive review of documents and documentation as in a full market value report
  • no consideration of unknown or undisclosed rights, encumbrances or special features

Without an inspection, it is not possible in particular to check whether the actual condition and fittings correspond to the information provided, whether there is visible damage or a modernisation backlog, or whether stated areas match the actual situation. Legal and factual circumstances are not researched and checked comprehensively and independently either.

For a more robust estimate, I generally recommend a short-form valuation with a personal inspection.

The market value indication is intended solely as a first internal orientation. It is not intended for court, official, tax or other purposes where a thoroughly checked and documented valuation is required. The specific service and liability terms are agreed in the quotation before the instruction is placed.

The appropriate approach also depends on the type of property. Properties valued include detached and two-family houses, flats, apartment buildings, mixed-use buildings, commercial property and land. Industrial and special-purpose property has its own specific requirements.

Frequently asked questions about the market value indication

Can the value of a house be determined without an inspection?

A professional market value indication is possible if sufficient property information is available. However, the condition and undocumented special features cannot be checked without a site inspection.

Is the market value indication a full market value report?

No. It is a deliberately reduced desktop valuation without the scope of investigation and documentation of a full market value report.

How does it differ from the short-form valuation?

The short-form valuation includes a personal inspection. This means that condition, fittings and other characteristics affecting value can be recorded and assessed directly. The short-form valuation is therefore the much more robust service if more than a first rough order of magnitude is needed.

How accurate is a market value indication?

It is meant to provide a professionally justified order of magnitude, but it is deliberately approximate. Its reliability depends largely on how complete and accurate the documents and information provided are. Unknown special features, or features not checked on site, can affect the result.

Do I receive a written result?

Yes. You receive a short written market value indication with the key property data used, the valuation assumptions and the value indication derived from them. A detailed derivation of all valuation parameters, as in a full market value report, is not part of the service.

How much does the market value indication cost?

The service starts at €599 incl. VAT.
