Pre-acquisition assessment and portfolio analysis for investors and asset holders

Jens Krüger, property valuation expert

A sales brochure shows what a property promises. I check what it delivers.

I assess value, income and building fabric independently and with no brokerage interest of my own in the property. So you know what you are taking on.

Jens Krüger · Let’s talk: +49 172 868 5666

An independent expert assessment of purchase price, income, building condition and investment needs – for residential and commercial property, before acquisition and in your existing portfolio. So you know the opportunities and risks before you decide.

Fee by individual quotation

After an initial conversation about the property, the documents and your question, you receive a quotation with a clearly defined scope of work.

Mixed-use building as an example of an income-producing property

For investors, asset holders and property companies

Whether you are a private investor, an asset holder, a property company or a family office: with income-producing property, purchase price, income and building fabric together decide whether an investment succeeds. These are exactly the relationships I assess – for apartment buildings, mixed-use buildings, commercial premises and mixed-use property, for single assets as well as portfolios of several properties.

Pre-purchase consultation or pre-acquisition assessment?

The classic pre-purchase consultation concentrates on the expert assessment of an individual property. The pre-acquisition assessment for investors additionally focuses on income potential, the plausibility of the purchase price and economic risks.

Pre-acquisition assessment: know what you are buying

Market value and purchase price

A well-founded assessment of market value and of whether the asking price holds up against the market and comparable properties.

Rental income

Passing rents compared with sustainably achievable rents, leases, lease terms, indexation and review clauses, and vacancy.

Operating costs and economics

Operating costs, net income and key ratios such as the purchase price multiple and initial yield – the economic assessment of your investment decision.

Building condition

Expert assessment on site: building fabric, state of modernisation, roof, facade, damp-proofing and building services.

Maintenance and modernisation

Identifiable maintenance and modernisation needs, ranked by urgency and impact on income and value.

Investment needs

A rough estimate of the order of magnitude of the investment needed, so you can factor it into the purchase price and your calculations.

Rights and encumbrances, public easements (Baulasten), heritable building rights or listed-building status are taken into account where they are relevant to value and use. More background on income valuation can be found under apartment buildings, mixed-use buildings and commercial property.

Portfolio analysis: know which properties perform

Rents, condition, the market and remaining useful life change over time. A portfolio analysis shows where your properties stand today and where action pays off.

  • Current values: market values of individual properties; suitable existing valuations can often be reviewed or updated.
  • Income position: rents, vacancy, operating costs and income trends per property.
  • Comparison and prioritisation: several properties side by side on a consistent basis – with a clear ranking of where action is needed.
  • Economic scenarios: acquiring, holding, developing or selling compared in terms of their economic effects.
  • Investment and modernisation priorities: which measures come first and which have the greatest effect on value and income.
  • Building depreciation: where a shorter actual useful life comes into consideration, a remaining useful life report.

A basis for decisions that goes beyond the property value

Negotiate with confidence

You know how the purchase price relates to value – with well-reasoned arguments for the price negotiation.

Identify risks early

Structural and economic risks that are not in the sales brochure become visible before you decide.

Calculate realistically

Maintenance, modernisation and investment needs are factored into your calculations – not only after the purchase.

You receive a clear written report and discuss the result with me personally. If the value also needs to be documented robustly for third parties, such as shareholders or financing partners, the assessment can be combined with a short-form valuation or a full market value report.

The type and scope of the investigation depend on the property and the specific task.

Independent.

My pre-acquisition assessments and portfolio analyses are carried out independently and with no brokerage interest of my own in the property concerned. The fee does not depend on your subsequent decision.

Economic expertise and practical construction experience

Income-producing property can only be assessed properly if the figures and the building fabric are considered together. That is exactly the combination I bring.

Diplom-Wirtschaftsingenieur

A degree in industrial engineering and management with a focus on construction: economic and technical thinking combined from the start.

Experience on the construction side

Several years as project engineer, project manager and branch manager at a supra-regional residential developer.

Valuation practice since 2005

More than 700 valuation instructions – from flats and apartment buildings to commercial buildings and industrial property.

How a pre-acquisition assessment works

  1. Conversation and documents: property, question and timeframe. Helpful documents include the sales brochure, tenancy schedule, leases, land register extract, public easements register extract (Baulastenauskunft), energy performance certificate, service charge statements, declaration of division and evidence of maintenance and modernisation.
  2. Quotation: with a defined scope of work and fee.
  3. Site inspection: inspection of the property and assessment of its building condition.
  4. Analysis and report: value, income, condition, investment needs, opportunities and risks.
  5. Discussion: we go through the result together – with your partners or advisers if you wish.

Frequently asked questions about pre-acquisition assessment and portfolio analysis

How does the pre-acquisition assessment differ from the pre-purchase consultation?

The classic pre-purchase consultation concentrates on the expert assessment of an individual property. The pre-acquisition assessment for investors additionally focuses on income potential, the plausibility of the purchase price and economic risks.

How detailed is the assessment of the building condition?

I assess the condition during the site inspection and from the documents, drawing on a technical construction background and practical experience. Where a question requires an in-depth specialist investigation, for example of the structure or of pollutants, I say so specifically. The type and scope of the investigation are set out in the quotation.

Can I have just the purchase price checked?

Yes. The scope depends on your question – from a plausibility check of price and income to a full pre-acquisition assessment with a site inspection.

How quickly can an assessment be carried out, for example in a bidding process?

We agree the timeframe before you instruct me. If there are fixed deadlines, please contact me as early as possible and provide the documents in full.

Do you also analyse several properties?

Yes. Several properties are assessed, compared and prioritised on a consistent basis. We agree the scope and fee in advance.

Who makes the decision in the end?

You do. I give you an independent, property-specific basis: value, income, condition, investment needs and economic scenarios.

For other occasions: property valuation for law firms, companies and institutions.

Are you assessing an acquisition or your existing portfolio?

Briefly describe the property, your question and the timeframe. You will receive a quotation with a clearly defined scope of work.
