Full market value report
Detailed valuation report with in-depth review, research and a clearly reasoned derivation of the market value.

In the Gütersloh district, town and country lie close together, but are often far apart in property value. I value the specific property and clarify with you in advance which valuation fits.

Full market value reports, short-form valuations and pre-purchase consultations for houses, flats, land, apartment buildings and commercial and industrial property in Gütersloh and the Gütersloh district – handled personally by Jens Krüger, Dipl.-Wirtsch.-Ing. (FH), with more than 20 years of valuation practice and over 700 valuation instructions.
In 2025, building land sold for an average of €466/m² in Verl and €192/m² in Harsewinkel. Which value applies to your property therefore depends on the municipality, village and property – a district average is of little help.

The joint valuation committee for the district and town of Gütersloh reports a lively market – with a marked gradient between the municipalities:
13% more than in the previous year; for residential building plots, an increase of 48%.
Representative standard land value level in the district – the town of Gütersloh at the top, Versmold, Borgholzhausen and Langenberg considerably lower.
Separate standard land values for the many residential buildings that, for historical reasons, stand in the outlying area under planning law.

Working in property valuation since 2005. A background in both construction and business: the property market, building, use and economic factors are assessed together.
For law firms, professional guardians, estate administrators and companies: valuations for professional clients. Encumbrances such as usufruct and rights of residence or a heritable building right are taken into account depending on the purpose of the valuation.
In 2025, the joint valuation committee for the Gütersloh district and the town of Gütersloh received a total of 3,502 purchase contracts – 13% more than in the previous year. The volume of suitable transactions rose by 8% to around €810m.

Prices, on the other hand, are moving only moderately: building plots +1%, detached and two-family houses +1%, new-build flats +1%, second-hand flats +5%. The standard land value level for commercial building land remained unchanged.

The yield rises with increasing remaining useful life.

Apartment buildings sold for an average of €1,651 per m² of living area, with an average rent of €7.34/m². By year of construction, the range is wide: apartment buildings built up to 1949 were at €1,522/m², those from the 1990s at €1,780/m².
Some of the standard deviations are high. The valuation committee stresses that any adjustment of the property yield must be decided by an expert in the individual case.

Because of the historical settlement structure, numerous residential buildings in the Gütersloh district stand in the outlying area under planning law – on their own or in small groups of houses. For these plots, the valuation committee publishes its own guide values: housing in the outlying area €80 to €230/m², commercial use in the outlying area €23 to €50/m².
Oversized plots in built-up areas are not valued at the full standard land value: the full value applies to detached houses up to about 900 m² and to terraced and semi-detached houses up to about 450 m². Garden land that cannot be built on separately sold on average for around 30% of the standard land value in the town of Gütersloh and around 35% in the rest of the district.
According to the valuation committee, servicing costs for new developments are generally between €26 and €103/m². Commercial building land is mostly provided by the municipalities; the standard land value level in average locations is between €45 and €90/m².

The valuation committee has adopted property guide values for detached and two-family houses, semi-detached houses, terraced houses and flats. With the Immobilien-Preis-Kalkulator in BORIS.NRW, users can adjust year of construction, plot size, basement, living area, building standard and location themselves; the result is issued as a property value information sheet.
The valuation committee itself makes clear that this does not determine a market value: condition, construction defects, legal particularities, current market trends and micro-location are not taken into account. Garages and outbuildings must be added separately. No property guide values are determined for apartment buildings.
In the Gütersloh district, prices are moving only moderately, but the differences between the municipalities remain large. There are also particular features such as residential buildings in the outlying area, oversized plots and garden land. A property guide value gives a first orientation – I determine the market value for your specific property after the site inspection.

The basis is the 2026 property market report (version of 30 March 2026) of the Gutachterausschuss für Grundstückswerte im Kreis Gütersloh und in der Stadt Gütersloh, reporting period 2025. Since 2023, transactions in the town of Gütersloh have been included in the analyses; time series before 2023 are therefore only of limited comparability.
Rent indices for flats are available from the towns and municipalities; for commercial rents, the valuation committee refers to the rent atlas of the IHK Ostwestfalen chamber of commerce.
I reach the Gütersloh district from my Lemgo office via Bielefeld; site inspections can be arranged at short notice throughout the district – in the town of Gütersloh, in Rheda-Wiedenbrück, Verl, Rietberg and Schloß Holte-Stukenbrock as well as in Harsewinkel, Herzebrock-Clarholz, Langenberg, Steinhagen, Werther, Halle (Westf.), Versmold and Borgholzhausen. I also value property throughout East Westphalia-Lippe: in the Lippe district, in Bielefeld, in the districts of Herford, Höxter and Minden-Lübbecke including the town of Minden, and in Paderborn.
The responsible body is the joint valuation committee for the Gütersloh district and the town of Gütersloh. The town of Gütersloh, Verl and Rheda-Wiedenbrück have the highest land value levels; in the former Halle district with Versmold and Borgholzhausen, and in Langenberg, they are considerably lower.
Only to a limited extent. In the Gütersloh district, municipal building land was often cheaper than privately sold land – in Verl, for example, €246/m² compared with €466/m² for private sales. For valuing your plot, I therefore start from the standard land value and take location, size and shape into account.
Yes – in the town of Gütersloh as well as in Rheda-Wiedenbrück, Verl, Rietberg, Schloß Holte-Stukenbrock, Harsewinkel, Herzebrock-Clarholz, Langenberg, Halle (Westf.), Steinhagen, Werther, Versmold and Borgholzhausen.
No, not any more. The valuation committees have been merged; the responsible body is the Gutachterausschuss für Grundstückswerte im Kreis Gütersloh und in der Stadt Gütersloh.
After a marked fall in 2023 (−10%) and −1% in 2024, the valuation committee reports a slight increase of 1% for 2025.
There are separate standard land values for developed plots in the outlying area (€80 to €230/m²). In addition, there are questions of protected existing use, servicing and the use of oversized plots, which have to be examined for the specific property.
As orientation, yes. For legal or tax purposes, a report is generally needed, because condition, rights and micro-location are not taken into account in the calculator.
Each district and each town with its own valuation committee is covered on a separate market page with the data from the relevant property market report.
The locally responsible valuation committees keep the purchase price collection, adopt standard land values and property guide values and derive the data required for valuation. In North Rhine-Westphalia, this data is freely available via BORIS.NRW.
A standard land value is not the market value of a specific plot, and a property guide value is not the market value of a specific property. Both relate to model standard properties within a zone. Differing characteristics, condition, rights and the current market situation have to be examined separately in the valuation.
