Minden, Bad Oeynhausen or Lübbecke: the district is more varied than many people think. I value the specific property and tell you in advance which valuation you need.
Jens Krüger · Let’s talk: +49 5261 188 710
Full market value reports, short-form valuations and pre-purchase consultations for houses, flats, land, apartment buildings and commercial and industrial property in Minden and the Minden-Lübbecke district – handled personally by Jens Krüger, Dipl.-Wirtsch.-Ing. (FH), with more than 20 years of valuation practice and over 700 valuation instructions.
In Minden and the rest of the district, two valuation committees with their own standard land values and analysis models apply – in the core of Minden town centre alone, residential building land ranges from €165 to €850/m². For your property, the market area and the exact location are therefore what count.

Dipl.-Wirtsch.-Ing. (FH) · property valuation expert
Working in property valuation since 2005. A background in both construction and business: the property market, building, use and economic factors are assessed together.
For law firms, professional guardians, estate administrators and companies: valuations for professional clients. Encumbrances such as usufruct and rights of residence or a heritable building right are taken into account depending on the purpose of the valuation.
The town of Minden has its own valuation committee. For Bad Oeynhausen, Espelkamp, Hille, Hüllhorst, Lübbecke, Petershagen, Porta Westfalica, Preußisch Oldendorf, Rahden and Stemwede, the Minden-Lübbecke district valuation committee is responsible. Both publish their own market reports with different analysis methods – the figures are therefore not added together here.

Because few rents are reported, the town of Minden publishes only yield ranges, and for commercial property expressly as empirical or literature values. The district valuation committee derives averages from transactions, but for commercial property from the years 2020 to 2025 and with a large standard deviation. For a robust income valuation, rent, operating costs and remaining useful life must therefore be derived for the specific property.
For commercial rents, the town of Minden refers to the IHK rent atlas 2025: prime (1a) shops €15 to €30/m², offices €5.50 to €10/m², warehouse and production €2.50 to €5.50/m².

Anyone selling, inheriting or financing a property in Minden-Dützen, Bad Oeynhausen or Stemwede is dealing with different market areas, each with its own standard land values, market adjustment factors and property yields. A valuation model of the town of Minden must not be applied to a property in Porta Westfalica – and vice versa.
There are also regional particularities: Minden town centre with standard land values of up to €850/m², spa and residential locations in Bad Oeynhausen, former farmsteads and outlying-area plots in the Lübbecke area, and a small, heterogeneous commercial market. My reports always disclose which official data was used and where expert adjustments had to be made.

The bases are the 2026 property market report of the Gutachterausschuss für Grundstückswerte in der Stadt Minden and the 2026 property market report of the Gutachterausschuss für Grundstückswerte im Kreis Minden-Lübbecke (excluding the town of Minden), each with the reporting period 2025. Both are published under the Datenlizenz Deutschland – Zero – Version 2.0.
Averages from small samples and the different analysis methods of the two committees are expressly identified on this page.
From my Lemgo office, I value property in the town of Minden and throughout the Minden-Lübbecke district – in Bad Oeynhausen, Porta Westfalica, Lübbecke, Espelkamp and Petershagen as well as in Hille, Hüllhorst, Preußisch Oldendorf, Rahden and Stemwede. I also work throughout East Westphalia-Lippe, including the Lippe district, Bielefeld and Paderborn and the districts of Gütersloh, Herford and Höxter.
For plots in the town of Minden, the town’s valuation committee is responsible; for the other ten municipalities, the district valuation committee. Within these market areas, Minden town centre, the spa and residential locations in Bad Oeynhausen and the rural locations with former farmsteads in the Lübbecke area differ markedly.
In the district excluding the town of Minden, a building plot cost an average of €88,000 in 2025; for around 54% of sales the price was between €125 and €185/m². The market is shaped mainly by infill plots and small development areas. For a specific plot, the standard land value zone, size, shape and location count – the standard land value applies only to a standard plot.
Yes – in the town of Minden as well as in Bad Oeynhausen, Porta Westfalica, Lübbecke, Espelkamp, Petershagen, Hille, Hüllhorst, Preußisch Oldendorf, Rahden and Stemwede.
For plots in the town of Minden, the Minden town valuation committee; for all other municipalities in the district, the Gutachterausschuss für Grundstückswerte im Kreis Minden-Lübbecke, with its office on Portastraße in Minden.
In the town of Minden, the average purchase price of detached and two-family houses rose by 12%; in the rest of the district, the valuation committee reports a price increase of 2%.
Yes. Former farmsteads sell at prices that differ markedly from the cost value; structural condition, degree of modernisation, outbuildings and location must be assessed individually.
Each district and each town with its own valuation committee is covered on a separate market page with the data from the relevant property market report.
The locally responsible valuation committees keep the purchase price collection, adopt standard land values and property guide values and derive the data required for valuation. In North Rhine-Westphalia, this data is freely available via BORIS.NRW.
A standard land value is not the market value of a specific plot, and a property guide value is not the market value of a specific property. Both relate to model standard properties within a zone. Differing characteristics, condition, rights and the current market situation have to be examined separately in the valuation.
