Jens Krüger · Let’s talk: +49 5261 188 710

Full market value reports, short-form valuations and pre-purchase consultations for houses, flats, land, apartment buildings and commercial and industrial property in the Höxter district – handled personally by Jens Krüger, Dipl.-Wirtsch.-Ing. (FH), with more than 20 years of valuation practice and over 700 valuation instructions.

In 2025, second-hand detached and two-family houses cost an average of around €210,000 in the core towns and around €159,000 in the villages. Whether your house is in a core town or a village is therefore at least as important for its value as the year of construction and living area.

Core town, village, cost value: what determines prices in the Höxter district

In the Höxter district, the valuation committee distinguishes between core towns, villages and five comparison areas – three figures show why blanket values are of little help here:

Houses per m² of living area · 2025€1,383 / €1,017

Core towns compared with villages; in terms of average purchase price, the core towns are 32% above the villages.

Average market adjustment factor0.69

On average, houses sell for around 30% below the calculated cost value – without market adjustment, the value would be considerably overestimated.

Compared with the rest of North Rhine-Westphalia, the Höxter district remains a market where second-hand houses can be bought inexpensively: 25% of the detached and two-family houses sold in 2025 cost up to €100,000, 37% between €100,000 and €200,000 and only 3% more than €400,000. On average, prices of second-hand houses fell by 1.4%.

Other sub-markets: 98 flats (€11.31m), 57 second-hand apartment buildings (€21.99m, significantly more than in the previous year), 71 building plots for individual housing (−28%) and arable, grassland and forest land. As in 2024, trading in new-build flats has almost come to a standstill.

Core town or village: a price difference of around one third

In 2025, average purchase prices of second-hand detached and two-family houses in the core towns were around €210,000, 32% above the villages at around €159,000. Of the 442 transactions, 200 were in a core town and 242 in a village.

Core towns€1,383/m²

avg. living area, 200 transactions

Villages€1,017/m²

avg. living area, 242 transactions

The valuation committee also groups areas with a similar market structure into five comparison areas. Comparison area 1, with the core towns of Bad Driburg, Höxter and Warburg, averaged €1,520 per m² of living area in 2025, and comparison area 2, with Beverungen, Brakel and Steinheim, €1,453/m². In the village comparison areas 3 to 5, the level falls via €1,089 and €1,048 to €852/m².

Particularly in village locations, the price level drops sharply for older houses with below-average fittings. For valuing a house in the Höxter district, classification as core town, village and comparison area is therefore at least as important as the year of construction and living area.

With 283 acquisitions and €39.69m, the town of Höxter was the district’s largest market by volume in 2025, followed by Warburg (235 / €39.08m) and Bad Driburg (235 / €36.85m). At €200/m², the core town of Bad Driburg has the highest standard land value for residential building land in the district; in villages with little demand, the guide values are in some cases €20/m².

In 2025, there was particularly heavy trading in the villages belonging to the towns of Höxter (60 house sales, avg. €1,024/m²) and Warburg (46, avg. €1,144/m²). The small samples for individual core towns – such as 14 sales in Steinheim – fluctuate considerably from year to year and should not be read as the town’s price level.

Houses: prices stable since 2022, market adjustment factors well below 1

The average purchase price of second-hand detached and two-family houses rose from €139,000 in 2020 to €184,000 in 2022 and has moved sideways since then: €182,000 (2023), €185,100 (2024) and €182,500 (2025). The price index series (1990 = 100) stands at 221 in 2025, after 224 in the previous year.

For the cost approach, the valuation committee analysed 1,221 comparable cases. The average market adjustment factor is 0.69 – so in the Höxter district, houses sell on average for around 30% below the calculated cost value. The factors rise with the standard land value: at €20/m² and a provisional cost value of €100,000, the factor is 0.68, but at €160/m² it is 0.98.

The property yields for owner-occupied houses are 2.30% for detached houses (780 cases), 2.70% for terraced and semi-detached houses and 2.50% for two-family houses. For detached and two-family houses, the valuation committee has also adopted property guide values, which can be accessed via BORIS.NRW and an Immobilien-Preis-Kalkulator (property price calculator).

Flats: second-hand at an average of €1,328/m²

With 98 transactions, the flat market in the Höxter district is small. Second-hand flats (82 resales) cost an average of €1,328 per m² of living area in 2025, after €1,291/m² in the previous year. Only 8 first sales were registered (avg. €3,424/m²).

The spread is considerable: flats in older buildings in simple locations sold for under €500/m², well-equipped existing flats in the best locations for over €2,000 to €2,500/m². In good locations with modern fittings, prices rose slightly, while older flats in simple locations lost value.

For second-hand flats, the property yield is 2.70% (239 comparable cases). The gross income multipliers rise with the (notional) year of construction from 15.5 for 1970 via 19.2 (1990) to 24.6 (2020), based on a standard land value of €120/m².

Apartment buildings: around €880 per m² of living area, property yield 3.4%

In 2025, 36 apartment buildings sold for an average of €506,000, or €883 per m² of living area – €903/m² in the core towns and €784/m² in the villages. Three-family houses (21 transactions) averaged €766/m².

The property yield for apartment buildings is 3.40% (69 comparable cases from 2023 to 2025, avg. rent €5.16/m²), and for three-family houses 3.20%. Mixed-use buildings, office and retail property and commercial and industrial property are traded only in small numbers – in 2025, for example, 7 second-hand commercial and industrial properties for a total of €3.39m. Here, a property-specific derivation of the valuation parameters is indispensable.

Building land is inexpensive, arable land is getting dearer

In 2025, 71 building plots for individual housing were sold, 38 of them by the municipalities. The average land price free of charges was €113/m² in the core towns and €54/m² in the villages. Standard land values for residential building land remained unchanged across the district.

It is different for agricultural land: all 126 arable land guide values were raised as at 1 January 2026, by €0.20 to €1.20/m²; they now range from €3.00 to €6.20/m². The grassland guide values rose by an average of 7.2% and are between €1.70 and €3.00/m². For forest land excluding timber, the valuation committee gives a long-term average price of €0.60/m².

The report contains its own specialist information on former farmsteads, farmhouses, residential land in the outlying area, garden land and dependent partial plots. It is precisely these special cases, common in the Höxter district, that cannot be valued reliably with standard values.

Conclusion: in the Höxter district, location within the district counts

The Höxter district remains a market where second-hand houses sell inexpensively by regional comparison – with an average market adjustment factor of 0.69 and marked differences between core towns and villages. For a robust valuation, I assign each property to its comparison area and examine condition, fittings and special features such as a former farmstead or outlying-area location on site.

Official market data of the Höxter district valuation committee

The basis is the 2026 property market report of the Gutachterausschuss für Grundstückswerte im Kreis Höxter, with the reporting period 2025. Volume figures include all acquisitions, price analyses only the ordinary course of business.

The valuation committee itself points out that the average price of all houses sold does not reflect the general price level, but depends on the mix of properties sold. Small samples for individual towns are therefore given with the number of cases on this page.

Property valuer for Höxter, Bad Driburg, Warburg, Brakel and Beverungen

From my Lemgo office, I value property throughout the Höxter district – in Höxter, Bad Driburg, Warburg and Brakel as well as in Steinheim, Beverungen, Borgentreich, Nieheim, Marienmünster, Willebadessen and their villages. Site inspections can be arranged at short notice; I also work throughout East Westphalia-Lippe, for example in the Lippe district, Bielefeld and Paderborn and in the districts of Gütersloh, Herford and Minden-Lübbecke including the town of Minden.

The valuation committee groups the core towns of Bad Driburg, Höxter and Warburg into one comparison area and Beverungen, Brakel and Steinheim into a second; the village locations form their own comparison areas with a noticeably lower price level. For former farmsteads, farmhouses and plots in the outlying area, standard values are not sufficient in any case.

Frequently asked questions

Is a valuation worthwhile even for an older, inexpensive house in a village?

Especially there. 25% of the detached and two-family houses sold in the Höxter district in 2025 cost up to €100,000, and in village locations the price level drops sharply for older houses with below-average fittings. Condition, fittings and comparison area decide the value here – an average price is easily misleading.

Do you value property throughout the Höxter district?

Yes – in Höxter, Bad Driburg, Warburg, Brakel, Steinheim, Beverungen, Borgentreich, Nieheim, Marienmünster and Willebadessen and their villages.

Why is a house in a village so much cheaper than in a core town?

Demand, infrastructure and land values differ considerably. For 2025, the valuation committee found house prices in the core towns to be around 32% higher on average than in the villages.

What does a market adjustment factor of 0.69 mean?

In the Höxter district, houses sell on average for around 30% below their calculated cost value made up of land and building value. Without this market adjustment, a cost value would considerably overestimate the market value.

Do you also value former farmsteads and plots in the outlying area?

Yes. For former farmsteads, farmhouses and residential buildings in the outlying area, land value, building fabric and usability must be derived particularly carefully.

Which valuation committee is responsible?

The Gutachterausschuss für Grundstückswerte im Kreis Höxter, with its office in Höxter.

Standard land values, property guide values and property market data in North Rhine-Westphalia

The locally responsible valuation committees keep the purchase price collection, adopt standard land values and property guide values and derive the data required for valuation. In North Rhine-Westphalia, this data is freely available via BORIS.NRW.

A standard land value is not the market value of a specific plot, and a property guide value is not the market value of a specific property. Both relate to model standard properties within a zone. Differing characteristics, condition, rights and the current market situation have to be examined separately in the valuation.
