Chemnitz: a more stable number of transactions, higher transaction volume

The Schlaglicht Markt 2026 Chemnitz – Dresden – Leipzig, published in March 2026, provides an up-to-date view of the 2025 market year. The state valuation committee expressly describes developments in Chemnitz as more subdued than in Dresden and Leipzig. The total number of acquisitions remained almost unchanged on the previous year, while transaction volume increased markedly.

Flats, resale€1,232/m²

The figures do not show a uniform price or activity trend. In 2025, average prices per m² of living area for detached and two-family houses fell compared with 2024. Terraced and semi-detached houses rose slightly; for apartment buildings, the increase was stronger. For flats, new-build prices rose slightly, while resale prices fell. This segmentation is more important for a valuation than any blanket statement about “the Chemnitz property market”.

The older state market report confirms Chemnitz’s particular position compared with Dresden and Leipzig, but itself points out its limits: the state analysis works with aggregated data and is not intended to replace the local market reports. For this website, we therefore use it as reliable market orientation, not as a substitute for property-specific valuation data.

Industrial history, technology and research shape the location

Chemnitz is not a housing market without an economic context. The city has a traditionally industrial character and today positions itself as an industrial and technology location. Key sectors include mechanical and plant engineering, the automotive and supplier industry, automation and information technology. In addition, there are future fields such as microelectronics, intelligent systems, hydrogen technology, mobility and medical technology.

A particular spatial concentration is the Technologie Campus along Reichenhainer Straße. On around 55 ha, the Technical University, the Fraunhofer institutes ENAS and IWU, the Smart Systems Campus and the hydrogen campus under construction are linked. Research, start-ups, laboratory and development space and industrial application are close together here.

For property valuation, this is not a blanket message of rising values. What is relevant is that the economic structure, jobs, university and research locations and available commercial and development land can influence demand and possible uses in individual sub-markets. Whether a specific plot benefits from this must always be examined for the location and property concerned.

As at 30 June 2026, 250,497 people had their main residence in Chemnitz. Compared with the same date a year earlier, that was a slight decrease of 356 inhabitants. At the same time, the city’s districts are developing differently. This is another reason why city-wide averages are only a first frame of orientation.

A large rental housing stock and still relevant differences in vacancy

Chemnitz has a large rental housing market. The 2022 census recorded 151,859 dwellings in buildings with residential space. Of these, 110,308 were let for residential purposes, 24,641 were owner-occupied and 16,753 were recorded as vacant. The calculated vacancy rate was therefore 11.0%. This figure needs to be put into historical and methodological context: it reflects the 2022 census date and does not mean that each of these dwellings is available on the market or immediately lettable today.

The differences within the city were already considerable at the time of the census. Vacancy in an apartment building should therefore not be derived from a city-wide rate. What matters are the micro-location, condition of the building, flat sizes, standard of fittings, actual letting situation and achievable rents.

A new qualified rent index (qualifizierter Mietspiegel) has applied in Chemnitz since July 2025. It is based on data from 7,947 dwellings, collected in a combined survey of tenants and landlords as at 1 January 2025. For income-producing properties, this is an important additional source of information for assessing market rents – but always taking into account the rent index’s methodology and the specific flat.

The housing market and land have to be considered separately

For Chemnitz in 2024, the 2025 state market report gives an average price per m² of living area of €2,083 for detached and two-family houses and €1,645 for terraced and semi-detached houses. In 2025, the number of sales rose to 159 and 94 respectively. At the same time, the latest Schlaglicht shows prices moving in different directions: detached and two-family houses fell compared with 2024, while terraced and semi-detached houses rose slightly.

Avg. price per m² of living area · 74 sales

Terraced / semi-detached 202594 sales

This trend should not be applied to a specific house. Year of construction, modernisation, energy performance, living area, plot, outbuildings and above all the micro-location determine which comparable cases are suitable in the first place. Chemnitz ranges from dense inner-city quarters to spacious and in some cases village-like outskirts.

A standard land value is not the value of a plot either. Along with Leipzig, Chemnitz is one of the large Saxon cities for which standard land values are determined annually. The state market report shows comprehensive standard land value zones as at 1 January 2025 for residential building land and also for mixed, commercial and industrial uses. For the valuation, the specific zone with its plot characteristics must be used – not an average derived for the city.

New builds and resales are not moving in the same way

For Chemnitz in 2024, the state valuation committee publishes averages of €5,068/m² for first sales of new-build flats, €4,798/m² for first sales after conversion and €1,232/m² for resales. In 2025, 1,180 acquisitions of flats were registered. The 2026 Schlaglicht shows a slight price increase for new-build first sales, but a decrease for resales compared with 2024.

This divergent trend alone shows why a single figure for “a flat in Chemnitz” would be professionally far too crude. New build and existing stock, state of refurbishment, year of construction, flat size, location, floor level, parking, condition of the building and common property have to be considered separately.

The market data on this page is therefore intended to show the price and market structure without pretending to offer a seemingly exact online value. For the specific valuation, the appropriate comparison group must first be determined.

Significantly more apartment building transactions in 2025

The market for apartment buildings developed more noticeably in 2025 than the Chemnitz market as a whole. According to the state analysis, the number of acquisitions rose from 93 in 2024 to 131 in 2025. For mixed-use buildings, 37 acquisitions were registered in 2025.

The gross income multiplier of 15.0 comes from the generalised 2024 state overview. The state valuation committee expressly points out that these factors only show market tendencies and are not suitable for specific valuation tasks. For a report, the local model parameters would have to be used.

The 2025 state market report also shows that, among Saxony’s large cities, Chemnitz has a markedly different price and income level for apartment buildings from Dresden or Leipzig. However, this state-wide presentation is generalised. The state valuation committee expressly warns against using property yields, gross income multipliers or market adjustment factors from the overview for specific valuations without checking them.

For a specific apartment building, actual and market rents, vacancy, unit mix, state of modernisation, remaining useful life, land value, operating costs and special property-specific characteristics in particular have to be analysed together. Especially in a market with relevant differences in vacancy, the actual letting situation can have a considerable influence on a building’s position in the market.

Chemnitz is a separate valuation market for commercial and industrial property

The city’s industrial structure makes commercial and industrial property particularly relevant for Chemnitz. The city has four municipal commercial areas with land still available for new businesses: Industriepark Leipziger Straße, Rottluff-West, the industrial and commercial area on Jagdschänkenstraße and the Technologie-Campus Süd/hydrogen campus. Legally binding development plans exist for these areas; the municipal plots are serviced.

In addition, there are research, laboratory, development and technology-oriented spaces at the Technologie Campus. The commercial market therefore ranges from conventional production and hall properties through office and development space to highly specialised research and technology property.

However, the number of sales of individual commercial property types is small. The state market report for 2024, for example, showed 15 acquisitions of office and commercial buildings, 16 undeveloped commercial plots and only one acquisition of a commercial building. Such small samples are not suitable for spuriously precise general prices per square metre.

For commercial and industrial property, the use, alternative use potential, plot, planning law, building structure, technical equipment, lease or operator link and investment needs therefore have to be examined for the specific property. This is exactly where professional assessment matters more than a tile showing a supposed “Chemnitz commercial price”.

Market data for orientation – valuation for the specific property

Less freely accessible detailed data is available for Chemnitz than for Dresden or Leipzig. Nevertheless, the market can be assessed reliably from the latest publications of the state valuation committee, the standard land values, the qualified rent index and reliable location data.

The limits remain deliberately visible: the local property market report, which is subject to a charge, was not used for this page. No small-area purchase prices, local model parameters or other detailed figures are therefore claimed that cannot be clearly derived from the freely accessible sources.

For a property valuation or market valuation, the data basis is deepened for the specific property. The figures shown on this page are market information, not market values of individual properties.

Current official sources – with deliberately visible limits

For the price levels shown on this page, the exactly readable values of the Grundstücksmarktbericht Freistaat Sachsen 2025 (reporting year 2024) are used. The Schlaglicht Markt 2026 updates the transaction numbers and the direction of price trends for 2025. Where the Schlaglicht publishes values only graphically and not as precisely stated table values, no spuriously precise figure is deliberately estimated from the chart.

The basis for the market figures is the Schlaglicht Markt 2026 Chemnitz – Dresden – Leipzig of the Oberer Gutachterausschuss für Grundstückswerte im Freistaat Sachsen, reference date 1 January 2026, with provisional market activity for 2025. The Grundstücksmarktbericht Freistaat Sachsen 2025, reporting year 2024, is also used.

For standard land values, the economic and technology location, population, commercial land and the rent index, publications of the City of Chemnitz, the local valuation committee and GeoSN are used. The local Chemnitz property market report is subject to a charge and is not part of the data basis used here.

The state-wide analyses are generalised. The state valuation committee itself points out that they do not replace specific local valuation data. This limitation is not concealed on this page, but is part of the professional assessment.

Property valuer for Chemnitz – from the Dresden office throughout Saxony

From my Dresden office, I value property throughout the city of Chemnitz – from dense inner-city quarters to the partly village-like outskirts, from rental buildings to commercial and technology sites. I also work throughout Saxony, including Dresden, Radebeul, Freital, Pirna and Meissen, Bautzen, Freiberg and Döbeln, and Leipzig.

The market data on this page comes from freely accessible publications of the state valuation committee and the City of Chemnitz; the local property market report, which is subject to a charge, is not included. For a report, I therefore deepen the data basis for the specific property – for income-producing properties, for example, with the qualified rent index.

Frequently asked questions

Can I use the gross income multiplier of 15.0 for my apartment building in Chemnitz?

Only as a rough market tendency. The multiplier comes from the generalised 2024 state overview, and the state valuation committee itself points out that such factors are not suitable for specific valuations. For a report, actual and market rents, vacancy, state of modernisation and the local model parameters are what count.

What role does the Chemnitz rent index play in the valuation?

An important one for income-producing properties. A new qualified rent index has applied since July 2025, based on data from 7,947 dwellings as at 1 January 2025. It helps in assessing market rents – applied with due regard to its methodology and the specific flat.

Is the standard land value already the value of my plot?

No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.

Do you also value apartment buildings and commercial property?

Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.

Which valuation is right for my case?

That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.

Regional property markets in Saxony

The property markets in Saxony differ considerably. The following market pages are therefore organised according to the responsible valuation committees and follow a consistent structure.

Standard land values and property market data in Saxony

The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.

A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
