Bernau on the edge of Berlin and the villages around Eberswalde: two markets in one district. I value your property in its own market and clarify in advance which valuation you need.
Jens Krüger · Let’s talk: +49 30 22 02 73 35
Full market value reports, short-form valuations and pre-purchase consultations for houses, flats, land, apartment buildings and commercial and industrial property in the Barnim district – handled personally by Jens Krüger, Dipl.-Wirtsch.-Ing. (FH), with more than 20 years of valuation practice and over 700 valuation instructions.
For detached houses, the valuation committee reports an average standardised purchase price of €428,000 in the Berlin commuter belt and €314,000 in the wider metropolitan area. Whether Panketal, Wandlitz or Schorfheide: what counts is the sub-market in which your plot lies – and what your house itself has to offer.

Detailed valuation report with in-depth review, research and a clearly reasoned derivation of the market value.
Expert valuation with a site inspection and a deliberately reduced scope of review and documentation.
Approximate desktop valuation without a site inspection for a first internal estimate of value.
Viewing before the purchase decision: visible condition, conspicuous features and foreseeable investment needs assessed professionally, with the asking price put into context against them. Independent value estimate: €1,499 combined with a short-form valuation.
Measurement and calculation of living, usable and lettable areas, with overview floor plans if required.
Investment, commercial, production and industrial property – individual quotation after reviewing the property. Apartment buildings → Commercial & industrial →
The valuation committee divides Barnim into the Berlin commuter belt (Berliner Umland) and the wider metropolitan area (Weiterer Metropolenraum). Three figures show why a district average is not enough for a valuation:
Berlin commuter belt compared with the wider metropolitan area – the location of the town sets the benchmark.
Bernau compared with Eberswalde. Age of building and location must be considered together.
compared with similar non-waterside plots – €650 per m² for waterside plots on the Wandlitzsee.

The instruction stays professionally in one pair of hands: from the first conversation through the site inspection and market data analysis to the report and any follow-up questions.

Dipl.-Wirtsch.-Ing. (FH) · property valuation expert
Working in property valuation since 2005. A background in both construction and business: the property market, building, use and economic factors are assessed together.
For law firms, professional guardians, estate administrators and companies: valuations for professional clients. Encumbrances such as usufruct and rights of residence or a heritable building right are taken into account depending on the purpose of the valuation.
The Barnim district lies north of Berlin and extends to the Polish border. 194,855 people live on around 1,480 km². Here too, the valuation committee distinguishes between the Berlin commuter belt and the wider metropolitan area – a key distinction for valuation.
The range extends from densely populated municipalities strongly shaped by Berlin to sparsely populated areas of the Schorfheide. Panketal has around 826 inhabitants per km², the Joachimsthal (Schorfheide) administrative area only around 25. Bernau bei Berlin, Ahrensfelde, Panketal and parts of Wandlitz form different property markets from Eberswalde, Joachimsthal or the northern administrative areas.

In 2025, 1,924 transactions were registered in the Barnim district – around 3% more than in the previous year. At the same time, transaction volume fell by around 7% to about €499m and land turnover by about 15% to 1,066 ha.
The geographical distribution is uneven. Wandlitz recorded 328 transactions, Bernau bei Berlin 322, Eberswalde 197, Panketal 186 and Ahrensfelde 185. The market report shows increases in the Berlin commuter belt particularly in Ahrensfelde, Panketal and Werneuchen, and in the wider metropolitan area in Biesenthal-Barnim, Eberswalde and Schorfheide.

Standard land values vary widely within the district. In Panketal, for example, the values as at 1 January 2026 for residential/mixed-use land are €240/m² on the outskirts of Schwanebeck, €380/m² on Johannesweg and €370/m² on the outskirts of Zepernick. In Eberswalde, individual residential/mixed-use areas are at around €125/m²; rural locations can be considerably lower.
The influence of waterside locations is particularly pronounced. On the Wandlitzsee, standard land values for residential building land in Wandlitz and Stolzenhagen are €650/m², compared with €300 and €285/m² for nearby non-waterside locations. Across the waterside locations examined in the report, the standard land values of waterside plots average 2.1 times those of comparable non-waterside plots.

In 2025, 522 detached and two-family houses with a total value of around €195m were traded in the district. Around 400 transactions were in the ordinary course of business. For detached houses overall, the report gives an average standardised purchase price of €428,000 in the Berlin commuter belt and €314,000 in the wider metropolitan area.
The year of construction changes the price level considerably: for detached houses built between 1991 and 2023, an average of €486,000 is reported in the Berlin commuter belt and €373,000 in the wider metropolitan area. For new builds from 2024, the averages are €643,000 and €519,000 respectively. Here too, these averages are market segment data, not substitute values for a specific property.

In 2025, 222 purchase contracts for flats were registered. Compared with 2024, the number of transactions fell by around 26% and transaction volume by as much as around 40%. For first sales in the Berlin commuter belt, 30 cases with an average standardised purchase price of €4,400/m² were analysed.
The existing-stock segments differ markedly: for flats in apartment buildings built up to 1960, the 2025 average is €3,320/m² in the Berlin commuter belt and €2,770/m² in the wider metropolitan area. In the 1961–1990 prefabricated-panel (Plattenbau) segment, €2,370/m² is reported for Bernau and €1,550/m² for Eberswalde. Classification by age and region is therefore indispensable.

For apartment buildings, the valuation committee derives property yields from the 2023–2025 analysis period. In the Berlin commuter belt, the sample average is 4.0%; for the four transactions in 2025 alone, 3.6%. For Eberswalde, the sample average is 3.0%, and the 2025 figure from five cases is also 3.6%.
In the wider metropolitan area excluding Eberswalde, the sample average is 3.1%; for 2025, four transactions give 3.4%. The market report expressly warns here that, because of the small amount of data, the figures serve only as orientation. For let flats, 2.8% is reported in the Berlin commuter belt and 3.0% in the wider metropolitan area.

With the Wandlitzsee, Stolzenhagener See, Werbellinsee and other lakes, Barnim has pronounced waterside and recreational locations. For residential plots, the ratios of waterside to non-waterside standard land values examined range from 135% on the Werbellinsee to 232% on the Stolzenhagener See. Considerable premiums for water frontage are also evident for weekend-house plots.
Heritable building rights are not a theoretical special case either: in 2025 there were 13 purchase contracts for flats held under heritable building rights, all in Bernau bei Berlin. There are also rural plots, forestry and agriculture, weekend uses and very different settlement structures. These sub-markets must not be mixed up with the classic residential locations on the edge of Berlin.

A district-wide average would be particularly misleading in Barnim. Proximity to Berlin, municipality and village, standard land value, water frontage, age of building, modernisation, plot size and type of use affect market value in different combinations.
In the valuation, the property is therefore first assigned to the appropriate geographical and functional sub-market. Only then are purchase prices, standard land values, market adjustment factors or property yields applied consistently with the model. Small samples and market data expressly suitable only for orientation are not over-interpreted.

The data basis for this page is the Grundstücksmarktbericht Landkreis Barnim 2025 (Barnim property market report) of the responsible valuation committee. Only figures whose reference unit, geographical sub-market and analysis period could be clearly assigned are used.
In Barnim, particular weight is given to the valuation committee’s own differentiation between the Berlin commuter belt and the wider metropolitan area and by age, use and location classes. Where the report only allows orientation values because of small numbers of cases, this limitation is adopted.

From my Berlin office, I take on valuation instructions throughout the Barnim district – in Bernau bei Berlin, Panketal, Ahrensfelde, Wandlitz and Werneuchen as well as in Eberswalde, Joachimsthal and the Schorfheide. I also work in Berlin, Potsdam and the rest of the state of Brandenburg, including Oberhavel, Havelland, Potsdam-Mittelmark, Teltow-Fläming, Dahme-Spreewald, Oder-Spree and Märkisch-Oderland, as well as in Brandenburg an der Havel and Frankfurt (Oder).
Ahrensfelde, Panketal and Werneuchen belong to the Berlin commuter belt, while Eberswalde and the Schorfheide belong to the wider metropolitan area – each with their own purchase prices, market adjustment factors and property yields. Waterside locations on the Wandlitzsee, Stolzenhagener See or Werbellinsee and heritable building rights also form separate sub-markets.
Often considerably. Across the waterside locations examined, the standard land values of waterside plots average 2.1 times those of comparable non-waterside plots; on the Wandlitzsee, €650/m² compares with €300 and €285/m² for nearby non-waterside locations. How far this applies to your plot, I examine on the basis of location, water frontage and usability.
No. For prefabricated-panel flats built between 1961 and 1990, the valuation committee reports €2,370/m² in Bernau and €1,550/m² in Eberswalde. Standard land values also differ markedly: in Eberswalde, individual residential/mixed-use areas are at around €125/m², while in Panketal they reach €380/m².
No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.
Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.
That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.
The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.
The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.
A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
