Full market value report
Detailed valuation report with in-depth review, research and a clearly reasoned derivation of the market value.

Fürstenwalde, Beeskow or Eisenhüttenstadt: Oder-Spree is a district with very different markets. I value the specific property and clarify with you in advance which valuation fits.

Full market value reports, short-form valuations and pre-purchase consultations for houses, flats, land, apartment buildings and commercial and industrial property in the Oder-Spree district – handled personally by Jens Krüger, Dipl.-Wirtsch.-Ing. (FH), with more than 20 years of valuation practice and over 700 valuation instructions.
In 2025, a detached or two-family house cost an average of €448,384 in the district’s part of the Berlin commuter belt and €296,496 in the wider metropolitan area. Whether Erkner, Fürstenwalde or a village on the Oder: for your valuation, what counts is the sub-market and micro-location of the property.

The valuation committee divides the district into region types. Three analyses from the 2025 market report show why this matters for valuation:
Berlin commuter belt compared with villages – for individual housing, the district spans different worlds.
Average for direct waterside locations, but from only three cases – no blanket premium can be derived from this.
Around 10% more than in 2024; transaction volume rose from €366.3m to €408.2m

Dipl.-Wirtsch.-Ing. (FH) · property valuation expert
Working in property valuation since 2005. A background in both construction and business: the property market, building, use and economic factors are assessed together.
For law firms, professional guardians, estate administrators and companies: valuations for professional clients. Encumbrances such as usufruct and rights of residence or a heritable building right are taken into account depending on the purpose of the valuation.
The district extends from the eastern boundary of Berlin to the Oder and thus to the Polish border. 185,399 people live on 2,257 km². 54% of the population are concentrated in Beeskow, Eisenhüttenstadt, Fürstenwalde and the Schöneiche–Woltersdorf–Erkner conurbation; alongside these are large, more sparsely populated rural areas.

The A10 and A12 motorways, six federal roads and rail links towards Berlin, Frankfurt (Oder), Cottbus and Königs Wusterhausen serve the district. The Spree, the Oder-Spree Canal and the Oder are part of the waterway network. For valuation, the range is central: Erkner, Schöneiche, Woltersdorf and Grünheide follow different price and demand patterns from Fürstenwalde, Beeskow, Eisenhüttenstadt, Bad Saarow or the rural municipalities.

2,003 purchase contracts were analysed. Compared with 2024, their number rose by around 10%. Transaction volume increased from €366.3m to €408.2m, and land turnover from 1,477 to 1,562 ha.

Developed plots accounted for 70.5% of transaction volume. Flats and commercial units reached 302 transactions and €59.4m. 23.9% of transactions were in the Berlin commuter belt and 76.1% in the wider metropolitan area; in terms of transaction volume, however, 40.2% was in the Berlin commuter belt.

The valuation committee deliberately divides the district into region types. This official differentiation prevents the price levels of completely different locations from being mixed.
Erkner, Schöneiche, Woltersdorf, Grünheide and other localities form the sub-market closely linked with Berlin.
Beeskow, Fürstenwalde and Eisenhüttenstadt are treated as a separate group.
Bad Saarow-Pieskow, Storkow, Wendisch Rietz, Müllrose and other resorts form a separate sub-market.
Outlying locations, administrative seats and villages shape large parts of the district; villages alone accounted for 29.9% of all transactions in 2025.
For the valuation, the locality, standard land value zone, actual location quality, usability and property type are decisive.

For direct lakeside plots, the three cases in 2024–2025 were at 126–202% of the standard land value used that is not influenced by water; average 176%, median 198%. For locations within 300 m of water, 16 cases averaged 103%, median 102%. These are not blanket premiums: shore access, no-build zones, silted-up strips, usability and the specific position on the water must be examined for the property concerned.

For commercial building land, seven cases could be analysed in the wider metropolitan area in 2025; the range was €9–75/m², average €47/m². For the Berlin commuter belt, there was no usable case in 2025. For commercial and industrial property, use, alternative use potential, plot size, building structure and the specific micro-location must be assessed particularly carefully for the individual property.

In 2025, 325 transactions involving agricultural and forestry land with land turnover of 1,237.3 ha and a transaction volume of €12.2m were registered. The district distinguishes the Berlin fringe, the Oder foreland, the Beeskow Plateau and the Oder lowlands.

Since 1 January 2025, forestry standard land values have related throughout to notionally unstocked land. In the district, the guide values as at 1 January 2026 are €0.25–0.33/m², depending on the zone. The value of the standing timber has to be considered separately.

According to the report, prices per m² of living and usable area are not comparison factors within the meaning of § 20 ImmoWertV, but serve as general orientation. Market adjustment factors and property yields can only be transferred within their respective model and scope of application. Waterside plots, outlying-area locations, villas and holiday houses are expressly excluded from various standard analyses.

Between Erkner, the medium-sized centres of Fürstenwalde, Beeskow and Eisenhüttenstadt, the lake resorts and the villages on the Oder, land prices and demand differ markedly. I combine the valuation committee’s official analyses with the site inspection and value your property according to where it actually is and how it is actually used.

From my Berlin office, I take on valuation instructions throughout the Oder-Spree district: in Erkner, Schöneiche, Woltersdorf and Grünheide on the edge of Berlin, in Fürstenwalde/Spree, Beeskow and Eisenhüttenstadt, and in Bad Saarow, Storkow and the rural municipalities. The independent town of Frankfurt (Oder), neighbouring Märkisch-Oderland and the other regions of Brandenburg are also part of my area.
The valuation committee treats Beeskow, Fürstenwalde and Eisenhüttenstadt as a separate group of medium-sized centres – separate from the area closely linked with Berlin and from the resorts around Bad Saarow-Pieskow, Storkow and Wendisch Rietz. Within these groups, the locality, standard land value zone and property type are decisive.
The market report analyses holiday flats separately: for holiday flats with parking, averages of €3,914/m² in Bad Saarow and €2,606/m² in Wendisch Rietz were registered in 2025; first sales in Wendisch Rietz averaged €8,346/m². Which values apply to your flat depends on its location, water frontage and the property itself.
Only to a limited extent. In 2025, there was only one suitable transaction for the property yield analysis in the wider metropolitan area; no reliable general district yield can be derived from this. For apartment buildings, a careful, property-specific derivation is therefore particularly important.
No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.
Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.
That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.
The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.
The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.
A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
