Teltow-Fläming has a pronounced commercial and industrial market.

Aerospace, vehicle manufacturing, logistics, biotechnology and wood processing shape different locations. Ludwigsfelde, Großbeeren and Dahlewitz in particular benefit from their proximity to Berlin, BER airport and the transport corridors.

The Berlin commuter belt and the wider metropolitan area differ markedly.

The official market analysis consistently divides the district into two structural areas and identifies several medium-sized centres and growth cores.

Berlin commuter belt

Ludwigsfelde, Blankenfelde-Mahlow, Großbeeren and Rangsdorf form the higher-priced northern sub-market, closely linked with Berlin and BER airport.

Wider metropolitan area

Zossen, Baruth/Mark, Luckenwalde, Trebbin, Am Mellensee, Jüterbog and the southern municipalities form heterogeneous, mostly less expensive sub-markets.

Medium-sized centres

Ludwigsfelde and Blankenfelde-Mahlow are medium-sized centres in the Berlin commuter belt; Zossen, Luckenwalde and Jüterbog in the wider metropolitan area.

Growth cores

Ludwigsfelde and Luckenwalde are among Brandenburg’s Regional Growth Cores and are important employment and business locations.

Teltow-Fläming links the Berlin growth area with medium-sized centres and rural sub-markets.

The district covers around 210,420 hectares (around 2,104 km²) and had 177,998 inhabitants at the end of November 2025. Blankenfelde-Mahlow, Großbeeren, Ludwigsfelde and Rangsdorf belong to the Berlin commuter belt; the other municipalities to the wider metropolitan area.

This division is central to property valuation: the north of the district benefits strongly from Berlin, BER airport and the transport corridors, while in the south, separate and much less expensive residential, commercial and agricultural and forestry markets have developed.

Conclusion: in Teltow-Fläming, location between the edge of Berlin and the Fläming is decisive

The north of the district benefits strongly from Berlin, BER airport and the transport corridors, while in the south, separate and much less expensive markets have developed. A well-founded valuation therefore combines the valuation committee’s official data with an inspection on site – whether in Ludwigsfelde, Zossen or Luckenwalde.

Property valuer for Blankenfelde-Mahlow, Ludwigsfelde, Zossen and Luckenwalde

From my Berlin office, I work throughout the Teltow-Fläming district – in Blankenfelde-Mahlow, Ludwigsfelde, Großbeeren and Rangsdorf as well as in Zossen, Luckenwalde, Trebbin, Baruth/Mark and Jüterbog. I also value property in Potsdam and in Brandenburg’s other districts and independent towns.

Blankenfelde-Mahlow, Großbeeren, Ludwigsfelde and Rangsdorf belong to the Berlin commuter belt, the other municipalities to the wider metropolitan area. There, Zossen, Luckenwalde and Jüterbog form medium-sized centres of their own, whose price level differs markedly from the north of the district.

Frequently asked questions

What role does proximity to BER airport play for commercial property in Teltow-Fläming?

According to the market report, Ludwigsfelde, Großbeeren and Dahlewitz benefit from their proximity to Berlin, BER airport and the transport corridors. Commercial building land in the Berlin commuter belt cost an average of €156/m² in 2025, and €82/m² in the medium-sized centres of the wider metropolitan area. For an individual commercial property, use, building and alternative use potential also count.

How expensive are flats in Teltow-Fläming?

In 2025, 476 sales of flats were registered, at an average of €312,595 per flat. In the Berlin commuter belt, the average was €349,470, and in the wider metropolitan area €281,175. Because the report also distinguishes by first sale and resale, letting, year of construction and municipality, your flat can be classified much more precisely than via a district average.

Is the standard land value already the value of my plot?

No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.

Do you also value apartment buildings and commercial property?

Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.

Which valuation is right for my case?

That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.

Regional property markets in Brandenburg

The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.

Standard land values and property market data in Brandenburg

The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.

A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
