Dipl.-Wirtsch.-Ing. (FH) · property valuation expert
Working in property valuation since 2005. A background in both construction and business: the property market, building, use and economic factors are assessed together.
For law firms, professional guardians, estate administrators and companies: valuations for professional clients. Encumbrances such as usufruct and rights of residence or a heritable building right are taken into account depending on the purpose of the valuation.
Potsdam-Mittelmark borders on Potsdam and Berlin and extends to the Hoher Fläming and the Zauche. With 2,592 km², the district is the second largest in Brandenburg by area; in November 2025, 221,425 people lived here. The valuation committee consistently divides the market into the Berlin commuter belt and the wider metropolitan area.
The Berlin commuter belt includes Kleinmachnow, Teltow, Stahnsdorf, Nuthetal, Michendorf, Schwielowsee, Seddiner See and Werder (Havel), among others. Bad Belzig, Beelitz, Brück, Groß Kreutz, Kloster Lehnin, Treuenbrietzen and Wiesenburg/Mark are in the wider metropolitan area. Population density ranges from 1,600 inhabitants per km² in Kleinmachnow to 19 in Wiesenburg/Mark.

In 2025, 2,652 transactions were analysed. Transaction volume reached €805.9m. Developed plots accounted for the largest share of volume at €559.3m, or 69.4%.
In the Berlin commuter belt, 1,262 transactions with a volume of €577.2m were registered, and in the wider metropolitan area 1,390 transactions with €228.7m. The almost identical number of transactions with very different volumes shows the enormous price spread.

The standard land value ranges for residential and mixed-use land show the geographical spread particularly clearly. In built-up areas as at 1 January 2025, Kleinmachnow shows €450–1,250/m², Teltow €360–700/m², Schwielowsee €350–500/m² and Werder (Havel) €90–600/m². In Bad Belzig the range is €20–280/m² and in Beelitz €25–400/m².
The smoothed land price index series for 2025, based on 2010 = 100, stands at 402.2 for residential and mixed areas in the Berlin commuter belt and 536.5 in the wider metropolitan area. As at 1 January 2026, 624 standard land values for serviced building land were adopted. The highest residential land values continue to be around Potsdam and on the Berlin boundary.

For detached and two-family houses, the average standardised purchase price in 2025 was €635,247, or €4,766 per m² of living area, in the Berlin commuter belt. In the wider metropolitan area, the averages are €279,262 and €2,418/m².
The report publishes market adjustment factors separately by standard land value level. For detached houses, ranges of €110–500/m² and €550–950/m² are examined in the Berlin commuter belt, and €15–100/m² and €110–290/m² in the wider metropolitan area. For individual models, the valuation committee expressly points out low statistical coefficients of determination; model consistency is therefore essential.

In 2025, 421 purchases of flats were registered. For 322 cases in the ordinary course of business with stated living area, the average standardised price per m² of living area was €4,514 in the Berlin commuter belt and €3,032 in the wider metropolitan area.
The local series show further differences: in 2025, the average of first sales and resales was €5,409/m² in Teltow, €5,338/m² in Kleinmachnow and €3,362/m² in Werder (Havel). New-build first sales must be considered separately again; for Teltow, an average of €5,891/m² is reported for buildings from 2021 onwards.

For apartment buildings, 31 transactions were analysed in 2025. The average standardised price per m² of living area was €2,759 in the Berlin commuter belt and €1,275 in the wider metropolitan area. For 19 apartment building transactions in 2025, the average property yield was 3.4%.
For apartment buildings, the average property yield in 2025 is 3.1% for standard land values from €400/m², 2.5% for €100–249/m² and 4.5% for €50–99/m². For resold flats, the average derived for 2025 was 2.1%. These figures are model parameters of defined samples, not blanket yield assumptions.

The Havel, numerous lakes, large areas of forest and farmland and weekend and recreational uses create separate sub-markets. For four undeveloped residential plots within 300 m of water, purchase price/standard land value factors of 0.7 to 2.3 were reported in 2025, with an average of 1.4. There were no registered sales of direct waterside plots in 2024 and 2025.
For commercial building land, the standard land value ranges of the commercial areas are €40–520/m² in the Berlin commuter belt and €10–100/m² in the wider metropolitan area. 79.1% of the land area traded in 2025 was agricultural and forestry land. The report also deals separately with prospective and unserviced building land, heritable building rights, villas and country houses, three- and four-sided farmsteads and weekend houses.

Potsdam-Mittelmark is an example of why a property valuation cannot work with a district-wide price per square metre. Proximity to Berlin and Potsdam, the specific town, standard land value, plot, water frontage, year of construction, modernisation, property type and letting have a direct effect on value.
For a robust valuation, the property is first assigned to the functionally and geographically appropriate sub-market. The official data is then combined with the property-specific characteristics consistently with the model.

The data basis is the 2025 property market report of the Gutachterausschuss für Grundstückswerte im Landkreis Potsdam-Mittelmark, reporting period 1 January–31 December 2025, in the updated version 1.2 of 7 August 2026. Only figures that can be clearly assigned by sub-market, reference unit and period are used.
Averages, ranges, indices and factors describe market segments and do not replace an individual valuation. In the case of small samples, wide ranges or weak statistical relationships, no spuriously precise general statement is deliberately derived from them.

From my Berlin office, I value property throughout the Potsdam-Mittelmark district – in Kleinmachnow, Teltow, Stahnsdorf, Michendorf and Werder (Havel) as well as in Beelitz, Bad Belzig, Kloster Lehnin, Treuenbrietzen and Wiesenburg/Mark. I also work in Berlin, Potsdam and the rest of the state of Brandenburg, for example in Teltow-Fläming, Havelland, Oberhavel, Barnim, Dahme-Spreewald, Oder-Spree and Märkisch-Oderland, and in Brandenburg an der Havel and Frankfurt (Oder).
Kleinmachnow, Teltow, Stahnsdorf, Nuthetal, Michendorf, Schwielowsee and Werder (Havel) belong to the Berlin commuter belt; Bad Belzig, Beelitz, Brück, Groß Kreutz, Kloster Lehnin and Treuenbrietzen to the wider metropolitan area. Within these areas, standard land value, water frontage and the property are decisive.
Only to a limited extent. For four undeveloped residential plots within 300 m of water, the valuation committee reported purchase price/standard land value factors of 0.7 to 2.3 in 2025, with an average of 1.4. There were no registered sales of direct waterside plots in 2024 and 2025 – here, the derivation of value must be justified particularly carefully in the individual case.
No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.
Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.
That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.
The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.
The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.
A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
