The Berlin commuter belt and the north of the district form markedly different property markets.

Oberhavel combines densely built-up areas on the edge of Berlin with rural sub-markets rich in lakes and forests.

Berlin commuter belt

Birkenwerder, Glienicke, Hennigsdorf, Hohen Neuendorf, Leegebruch, Mühlenbecker Land, Oberkrämer, Oranienburg and Velten account for most of the market activity.

Wider metropolitan area

Fürstenberg, Gransee, Kremmen, Liebenwalde, Löwenberger Land and Zehdenick form less expensive sub-markets.

Growth core

Oranienburg, Hennigsdorf and Velten form the regional growth core with a strong industrial and commercial base.

Lake and forest region

In the north, lakes, forests and tourism shape the quality of the location; 57% of the district’s area is under nature or landscape protection.

The Oberhavel market report offers a very detailed basis for valuation – including regional model parameters.

The basis is the purchase price collection. The 2025 report covers purchase contracts received and analysed by 15 February 2026; 364 zonal standard land values were adopted as at 1 January 2026.

Besides purchase prices, the report contains land price index series, conversion coefficients, market adjustment factors, property yields, gross income multipliers and rent data. For market adjustment factors and property yields, the published model approaches must be strictly observed.

Standard land values are average location values for a model reference plot, not the market value of the specific plot.

Valuing in Oberhavel means: determine the sub-market first

Glienicke on the edge of Berlin and Zehdenick in the north are worlds apart: in established localities, undeveloped residential plots achieved averages of €473/m² in Glienicke and €59/m² in Zehdenick. I therefore first assign your property to the appropriate geographical and functional sub-market and apply the valuation committee’s published model parameters consistently with the model.

Property valuer for Oranienburg, Hennigsdorf and all of Oberhavel

From my Berlin office, I value property throughout the Oberhavel district – from Oranienburg, Hennigsdorf, Hohen Neuendorf, Glienicke and Velten to Kremmen, Gransee, Zehdenick and Fürstenberg. I also take on instructions in Berlin, Potsdam and the rest of the state of Brandenburg, including Barnim, Havelland, Potsdam-Mittelmark, Teltow-Fläming, Dahme-Spreewald, Oder-Spree, Märkisch-Oderland, Brandenburg an der Havel and Frankfurt (Oder).

Oranienburg, Hennigsdorf, Hohen Neuendorf, Velten and the other municipalities on the edge of Berlin belong to the Berlin commuter belt, while Gransee, Zehdenick, Kremmen and Liebenwalde belong to the wider metropolitan area. There are also waterside locations, commercial sites and agricultural and forestry land, for which the valuation committee publishes its own market data.

Frequently asked questions

How much does proximity to a lake affect land value in Oberhavel?

That depends on the sub-market. For direct waterside locations, the valuation committee reports an average premium on the standard land value of 42% in the Berlin commuter belt and 193% in the wider metropolitan area; within 300 metres of water, the figures are 13% and 19% respectively. Whether this analysis applies to your plot, I examine in the individual case.

Does a flat in Oranienburg cost as much as one in Hohen Neuendorf?

Not necessarily. For first sales, the average was €4,772/m² in Hohen Neuendorf and €2,796/m² in Oranienburg. For your flat, year of construction, fittings and micro-location also matter.

Is the standard land value already the value of my plot?

No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.

Do you also value apartment buildings and commercial property?

Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.

Which valuation is right for my case?

That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.

Regional property markets in Brandenburg

The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.

Standard land values and property market data in Brandenburg

The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.

A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
