Jens Krüger, property valuation expert

Falkensee or Rathenow: Havelland extends from the edge of Berlin far into the countryside. I value your property in its own market and tell you in advance which valuation makes sense.

Jens Krüger · Let’s talk: +49 30 22 02 73 35

Full market value reports, short-form valuations and pre-purchase consultations for houses, flats, land, apartment buildings and commercial and industrial property in the Havelland district – handled personally by Jens Krüger, Dipl.-Wirtsch.-Ing. (FH), with more than 20 years of valuation practice and over 700 valuation instructions.

For detached and two-family houses built between 1991 and 2022, the average price per m² of living area was €4,680 in Falkensee/Dallgow-Döberitz and €2,600 in Rathenow/Premnitz. The value of your property is therefore decided by its sub-market within the east-west gradient and by the property itself.

Havelland: from the Berlin commuter belt to the rural west.

The district borders directly on Berlin in the east and on Saxony-Anhalt in the west. Its structure is shaped by the Berlin-Spandau – Falkensee – Nauen and Brandenburg an der Havel – Premnitz – Rathenow corridors and by large rural areas.

The A10, B5, B102, B188 and B273 roads and the Berlin–Hamburg and Berlin–Hanover railway lines connect the district with the wider region. The Lower Havel waterway and the Havel Canal run through the area.

The pronounced east-west gradient is central to the valuation: Falkensee and Dallgow-Döberitz are strongly influenced by Berlin, while Rathenow, Premnitz, Milower Land and the western administrative areas form markedly different sub-markets.

The market picked up noticeably in 2025 – but remained below the level before 2022.

In the district, 2,016 contracts were registered. Their number rose by 14.4% compared with 2024. Transaction volume increased by 34.4% to €834.5m, and land turnover by 38.4% to 1,933.7 ha.

The report describes 2025 as a year of increasing market activity and willingness to invest. Undeveloped plots remained under pressure because of high construction and financing costs.

Prices moved in opposite directions regionally: residential building land fell by around 5% in the Berlin commuter belt and by around 10% in Nauen/Ketzin, while western Havelland rose by around 10%.

The Berlin commuter belt, the medium-sized centres and western Havelland must be clearly distinguished.

The Berlin commuter belt includes Falkensee, Brieselang, Dallgow-Döberitz, Schönwalde-Glien and Wustermark. Nauen and Rathenow are medium-sized centres. The wider metropolitan area also includes Ketzin/Havel, Premnitz, Milower Land and the administrative areas of Rhinow, Friesack and Nennhausen.

In addition, the valuation committee defines the analysis area “Western Havelland”, comprising Rathenow, Premnitz, Rhinow, Nennhausen, Friesack and Milower Land.

This division runs through the data for building land, houses, flats and investment property. District-wide averages alone are often too crude for specific properties.

Building land prices show the strong east-west gradient particularly clearly.

In 2025, 173 suitable transactions for individual housing were analysed. The district-wide average price free of development charges was €268/m², the median €276/m². This overall figure conceals enormous regional differences.

Wustermark was at €253/m², Ketzin/Havel at €182/m²; the Friesack, Nennhausen and Rhinow administrative areas at €42, €66 and €104/m² respectively.

The land price index series confirms the different trends: in the second half of 2025, the index for the Berlin commuter belt stood at 91.9 and for the wider metropolitan area at 113.8; the base is the second half of 2024 = 100.

For houses, the market ranges from Berlin commuter-belt prices to rural sub-markets.

In 2025, 485 detached and two-family houses and 165 terraced and semi-detached houses were registered. For 308 suitable detached houses, the average purchase price was €413,000 and the average price per m² of living area €3,263.

The valuation committee publishes separate market adjustment and building factors for the Berlin commuter belt and the wider metropolitan area. Applying them requires model consistency.

In 2025, transactions rose sharply, while prices remained down overall.

382 sales of flats were registered, 79.3% more than in 2024. Around 62% of transactions were in the Berlin commuter belt. Transaction volume rose by 53.0% to €106.9m.

Investment properties also show a pronounced regional gradient.

For 2023–2025, 68 suitable sales of apartment buildings were analysed. For well-maintained but unmodernised properties, the average price per m² of living/usable area was €2,216 in the Berlin commuter belt and €711 in the wider metropolitan area.

For modernised apartment buildings, the averages were €2,404/m² in the Berlin commuter belt and €1,174/m² in the wider metropolitan area.

For apartment buildings in the wider metropolitan area, the property yield is also derived as a function of living and usable area; for 200 to 1,000 m², the published values range from 2.2% to 4.9%.

Commercial building land and developed commercial properties are highly specific to location and property.

For commercial building land, the years 2023–2025 were combined because of the small numbers of cases. The average purchase prices were €182/m² in the Berlin commuter belt, €159/m² in Nauen/Ketzin and €49/m² in western Havelland.

For warehouse buildings, the district-wide average price per m² of usable area in 2023–2025 was €260, and for production buildings €529. These usable area prices are expressly not comparison factors under the ImmoWertV.

For commercial development land, sales for data centres had a considerable influence on the price data; no general price trend can be derived from this.

The Havelland report offers particularly in-depth regional valuation data.

Besides purchase prices, the valuation committee publishes land price indices, market adjustment factors, building factors, living area factors and property yields. Much of the data is derived separately for the Berlin commuter belt and the wider metropolitan area.

extensive model data

Model consistency is essential: valuation model, reference date, standard land value, plot and building areas, remaining useful life, year of construction, letting and other characteristics must fit the respective derivation.

In Havelland, position within the east-west gradient counts

Whether your property is in Falkensee on the edge of Berlin, in the medium-sized centre of Nauen or in western Havelland fundamentally changes the relevant market data. I assign the property to the appropriate sub-market and apply the published market adjustment, building and living area factors only consistently with the model. District-wide averages serve at most as orientation.

Valuer for Falkensee, Nauen, Rathenow and all of Havelland

From my Berlin office, I take on valuation instructions throughout the Havelland district – in Falkensee, Dallgow-Döberitz, Brieselang, Schönwalde-Glien and Wustermark as well as in Nauen, Ketzin/Havel, Rathenow, Premnitz, Milower Land and the Rhinow, Friesack and Nennhausen administrative areas. I also work in Berlin, Potsdam and the rest of the state of Brandenburg, including Oberhavel, Barnim, Potsdam-Mittelmark, Teltow-Fläming, Dahme-Spreewald, Oder-Spree, Märkisch-Oderland, Brandenburg an der Havel and Frankfurt (Oder).

Falkensee and Dallgow-Döberitz are strongly influenced by Berlin, Nauen and Rathenow are medium-sized centres, and for Rathenow, Premnitz, Rhinow, Nennhausen, Friesack and Milower Land the valuation committee analyses its own “Western Havelland” area. This division determines which comparable data is relevant for your property.

Frequently asked questions

Why do building land prices differ so much between Falkensee and Rathenow?

Because the two towns are in different sub-markets. In 2025, the average purchase price for residential building land was €397/m² in Falkensee and €129/m² in Rathenow. Trends also moved in opposite directions: residential building land fell by around 5% in the Berlin commuter belt, while it rose by around 10% in western Havelland.

How much does a second-hand flat cost in Havelland?

That depends heavily on the location. For resales of flats built between 1991 and 2022, the 2025 averages were €3,140/m² in Falkensee/Dallgow-Döberitz and €1,714/m² in Rathenow/Premnitz. For your flat, I also take into account condition, remaining useful life and letting situation.

Is the standard land value already the value of my plot?

No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.

Do you also value apartment buildings and commercial property?

Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.

Which valuation is right for my case?

That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.

Regional property markets in Brandenburg

The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.

Standard land values and property market data in Brandenburg

The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.

A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
