Frankfurt (Oder) is a property market in its own right on the German-Polish border.

The independent town lies around 80 km east of Berlin and is connected to the Polish town of Słubice by three border crossings. As at 31 December 2025, the market report gives 58,770 inhabitants on 148 km².

Frankfurt (Oder) is a regional centre and university town. The European University Viadrina, the IHP – Leibniz Institute for High Performance Microelectronics – and cross-border cooperation with Słubice shape the town, as does the A12 Berlin–Warsaw corridor. For property valuation, it is important that the valuation committee distinguishes within the town between the town area and the outskirts.

The Frankfurt property market became more active again in 2025.

297 usable purchase contracts were registered. Compared with 2024, the number of transactions, transaction volume and land turnover all rose.

The market report includes Booßen, Kliestow, Rosengarten, Pagram, Lichtenberg, Hohenwalde, Markendorf-Siedlung, Markendorf, Güldendorf, Helenesee and Lossow in the outskirts. In 2025, the index series is based on only five transactions; it describes general market conditions, not individual standard land value zones.

For the cost approach, the valuation committee publishes its own market adjustment factors for Frankfurt (Oder). The sample comprises 22 transactions from 2023 to 2025 with standard land values of €35 to €80/m². Comparison factors, on the other hand, were not determined.

The apartment building market was small in 2025, but high in volume.

Commercial and industrial property forms a small, heterogeneous sub-market.

In 2025, nine commercial and industrial properties with land turnover of 12.2 ha and a transaction volume of €2.2m were registered. Six sales were usable.

Even within the independent town, the agricultural and forestry land market plays a role of its own.

Since the reference date of 1 January 2025, forestry standard land values in Brandenburg no longer include a value share for standing timber. For Frankfurt (Oder) and Oder-Spree, the report derives the forest land value as 35% of a notional standard land value including timber.

The Frankfurt data is a separate part of the official property market report.

Part B of the 2025 property market report deals exclusively with the town of Frankfurt (Oder). The reporting period is 1 January to 31 December 2025; the report was published in May 2026.

The report contains purchase prices, land price index series, market adjustment factors, property yields and other market data. According to the valuation committee, prices per m² of living and usable area are intended for general orientation and do not meet the requirements for comparison factors under § 20 ImmoWertV.

For the specific valuation, location, plot characteristics, property type, year of construction, state of modernisation and the respective underlying valuation model must therefore be brought together.

Conclusion: Frankfurt (Oder) calls for a close look at the property

Frankfurt (Oder) is a property market in its own right with its own official data, but often small samples. That is precisely why it is worth looking at the individual property: I combine the site inspection, the documents and the valuation committee’s analyses into a clearly reasoned valuation.

Property valuer for Frankfurt (Oder) and its outskirts

From my Berlin office, I take on valuation instructions throughout the independent town of Frankfurt (Oder) – in the town area as well as in Booßen, Lichtenberg, Markendorf, Güldendorf or Lossow. The neighbouring Oder-Spree district and the other regions of Brandenburg are also part of my area.

Within the town, the valuation committee distinguishes between the town area and the outskirts and analyses houses, terraced houses, flats and apartment buildings separately. Because many samples are small, careful classification of the individual property is what matters.

Frequently asked questions

How are apartment buildings valued in Frankfurt (Oder)?

For apartment buildings, the valuation committee publishes an average property yield of 2.6% and a gross income multiplier of 15.6 – but each from only four cases. These figures are therefore not a blanket return target, but must be applied consistently with the model and specifically for the property.

Do Markendorf or Lossow belong to the town area or the outskirts?

To the outskirts. The market report assigns Booßen, Kliestow, Rosengarten, Pagram, Lichtenberg, Hohenwalde, Markendorf-Siedlung, Markendorf, Güldendorf, Helenesee and Lossow to them. For building land in the outskirts, there were only 2 usable transactions in 2025 – which makes it all the more important to check the standard land value zone of your plot carefully.

Is the standard land value already the value of my plot?

No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.

Do you also value apartment buildings and commercial property?

Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.

Which valuation is right for my case?

That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.

Regional property markets in Brandenburg

The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.

Standard land values and property market data in Brandenburg

The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.

A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
