Between Schönefeld by BER airport and the Lieberose/Oberspreewald administrative area, price levels for building land, houses and flats differ widely. I assign your property to the appropriate sub-market on the basis of the standard land value zone, village, transport links and proximity to the shore or a lake, and apply the valuation committee’s data consistently with the model. That turns a district average into a robust statement about your property.

From my Berlin office, I value property throughout the Dahme-Spreewald district: in Königs Wusterhausen, Schönefeld, Wildau, Zeuthen, Eichwalde and Mittenwalde as well as in Lübben, Luckau, Bestensee, Heidesee and the Unterspreewald and Lieberose/Oberspreewald administrative areas. I also take on instructions in Berlin, Potsdam and the rest of the state of Brandenburg – for example in Teltow-Fläming, Oder-Spree, Oberhavel, Barnim, Havelland, Potsdam-Mittelmark, Märkisch-Oderland, Brandenburg an der Havel and Frankfurt (Oder).
Königs Wusterhausen, Schönefeld, Wildau, Zeuthen, Eichwalde, Schulzendorf and Mittenwalde form the Berlin commuter belt, where proximity to Berlin, BER airport and transport routes shape the price level. Lübben, Luckau, Bestensee, Heidesee and Märkische Heide belong to the wider metropolitan area; there, well-connected towns and lakeside locations stand out markedly.
There is no general answer. So far, the valuation committee has not been able to establish any original significant link between being directly affected by flight paths and falling or more slowly rising land values. For your plot, I therefore consider location and usability in the individual case.
Markedly. Königs Wusterhausen belongs to the Berlin commuter belt; for detached houses built between 1990 and 2020, an average price of €4,249 per m² of living area was reported there, compared with €3,187/m² in the wider metropolitan area as a whole. For residential building land, the average standard land value in Lübben is €109/m².
No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.
Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.
That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.
The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.
The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.
A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
