Working in property valuation since 2005. A background in both construction and business: the property market, building, use and economic factors are assessed together.
For law firms, professional guardians, estate administrators and companies: valuations for professional clients. Encumbrances such as usufruct and rights of residence or a heritable building right are taken into account depending on the purpose of the valuation.
This independent town lies in the west of Brandenburg, around 40 km west of Potsdam, and as a regional centre (Oberzentrum) belongs to the wider metropolitan area. 74,314 people live on 229.7 km². 37.5 km², or 16.3% of the town’s area, is water – according to the market report, this makes Brandenburg an der Havel the most water-rich municipality in the state of Brandenburg.

The property market combines historic town-centre locations, late-19th-century quarters, owner-occupier housing areas, large housing estates, industrial and commercial sites and village-like districts. The A2, B1 and B102 roads, rail links, the Havel and the Elbe-Havel Canal provide supra-regional connections.
This mix is decisive for the valuation: Altstadt, Görden, Plaue, Kirchmöser or Gollwitz do not belong to the same sub-market.

The valuation committee expressly separates urban and village locations. The urban locations include Altstadt, Neustadt, Dominsel, the late-19th-century suburbs and residential areas, Nord, Hohenstücken, Plaue and Kirchmöser.
The village locations comprise Klein Kreutz, Saaringen, Göttin, Schmerzke, Mahlenzien, Gollwitz and Wust. The official division distinguishes 14 areas in total: Altstadt, Neustadt, Dom, Nord, Hohenstücken, Görden, Plaue, Kirchmöser, Mahlenzien, Göttin, Schmerzke, Wust, Gollwitz and Klein Kreutz/Saaringen.
At the end of 2025, 21,048 people lived in the Neustadt, 14,487 in the Altstadt, 9,479 in Görden, 8,968 in Nord and 7,889 in Hohenstücken. The specific area and micro-location are therefore more important than a town-wide average.

In 2025, 27 sales of independently buildable plots for individual housing were registered. The annual average was €171/m² with a plot area of 683 m²; the market report expressly warns against deriving land values for individual locations from this.
For multi-storey residential development, standard land values are €75–160/m², and for inner-city rental housing €160–230/m².

In 2025, 84 detached houses and five two-family houses were sold. The adjusted average purchase price of the detached houses was €306,650, the average plot area 795 m² and the average living area 126 m².

For typical detached houses, the report gives €2,624 per m² of living area for 2025; this includes both building and land value. The ranges by area are considerable.
Separate market adjustment factors are derived for the cost approach: for example 1.23 at a provisional cost value of €150,000, 0.99 at €300,000 and 0.96 at €600,000. Model consistency is essential.

The market report derives separate market adjustment and comparison factors for semi-detached/end-of-terrace and mid-terrace houses. For typical mid-terrace houses, the published market adjustment factors range, for example, from 1.88 at a provisional cost value of €75,000 to 1.24 at €200,000.
A blanket average for all houses would therefore not be methodologically appropriate.

First sales within 300 m of water averaged €4,520/m². For resales, direct waterside locations achieved €3,856/m² and near-water locations €2,097/m².
The type of sale is therefore as relevant to value as structural condition, location and water frontage.

For apartment buildings, an average property yield of 2.6% was derived from 28 transactions. For mixed-use buildings, the regional average is 2.5%.
For office and commercial buildings, the local data was insufficient; here the report uses the supra-regional analysis for the wider metropolitan area including the independent towns.

According to the market report, the town has ten commercial areas. In 2025, six undeveloped commercial plots were sold, at prices between €10 and €65/m².

For developed commercial and industrial property, eight transactions with 10.0 ha of land turnover and €3.7m of transaction volume were registered. Because the properties are very different, some with listed-building status or other special features, the report states that no average value level can be derived from them.
Service-oriented commercial building land has standard land values of €30–70/m².

The market report distinguishes direct waterside locations, locations on the water with a separating strip of shoreline and near-water locations up to 300 m away. With water making up 16.3% of the town’s area, this differentiation is particularly relevant.

Market adjustment factors, comparison factors and property yields are not freely interchangeable. Reference property, land value level, plot and living area, remaining useful life, standard level, analysis period and other model parameters must fit the property being valued.
The data basis for this page is exclusively the 2025 property market report of the Gutachterausschuss für Grundstückswerte in der Stadt Brandenburg an der Havel; reporting period 1 January–31 December 2025, published in May 2026.

Between the old town, a large housing estate, a village district and a waterside plot, Brandenburg an der Havel has separate sub-markets with their own data. The property market report provides market adjustment factors, comparison factors and property yields for these – usable only within the respective model. I carry out this classification for your property personally.

From my Berlin office, I take on valuation instructions throughout the independent town of Brandenburg an der Havel – from Altstadt, Neustadt and Dominsel through Görden, Nord and Hohenstücken to Plaue, Kirchmöser, Gollwitz and Wust. I also work in Berlin, Potsdam and the rest of the state of Brandenburg, including Potsdam-Mittelmark, Havelland, Teltow-Fläming, Oberhavel, Barnim, Dahme-Spreewald, Oder-Spree, Märkisch-Oderland and Frankfurt (Oder).
The valuation committee distinguishes urban locations from village districts such as Klein Kreutz, Göttin, Schmerzke or Mahlenzien, and analyses waterside locations separately. For the classification, the area, micro-location and water frontage therefore count.
A considerable one. According to the market report, resales in direct waterside locations averaged €3,856/m² and in near-water locations €2,097/m². The valuation committee distinguishes direct waterside locations, locations on the water with a separating strip of shoreline and near-water locations up to 300 m away – which category applies to your flat, I examine in the individual case.
No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.
Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.
That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.
The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.
The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.
A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
