Full market value report
Detailed valuation report with in-depth review, research and a clearly reasoned derivation of the market value.

Strausberg near Berlin, the Oderbruch far out east: Märkisch-Oderland has very different markets. I value the specific property and clarify in advance which valuation you need.

Full market value reports, short-form valuations and pre-purchase consultations for houses, flats, land, apartment buildings and commercial and industrial property in the Märkisch-Oderland district – handled personally by Jens Krüger, Dipl.-Wirtsch.-Ing. (FH), with more than 20 years of valuation practice and over 700 valuation instructions.
For a detached or two-family house built between 1991 and 2012, the 2025 market report gives €484,000 in the Berlin commuter belt and €310,000 in the wider metropolitan area. Whether your property is in Hoppegarten, Strausberg or the Oderbruch therefore says more about its value than any district average.

Investment, commercial, production and industrial property – individual quotation after reviewing the property. Apartment buildings → Commercial & industrial →
The valuation committee separates the Berlin commuter belt from the wider metropolitan area – three findings show how far apart the markets in the district are:
Within the A10 near Hoppegarten and Neuenhagen compared with the Oderbruch villages.
Compared with 1,925 transactions in 2024, an increase of around 14%; the report sees no significant general price increase.
After 109 in the previous year; around 83% of sales were in the Berlin commuter belt.

Dipl.-Wirtsch.-Ing. (FH) · property valuation expert
Working in property valuation since 2005. A background in both construction and business: the property market, building, use and economic factors are assessed together.
For law firms, professional guardians, estate administrators and companies: valuations for professional clients. Encumbrances such as usufruct and rights of residence or a heritable building right are taken into account depending on the purpose of the valuation.
The district covers 2,159 km² and has 197,274 inhabitants. The property market is shaped by a pronounced west-east gradient: a closely connected Berlin commuter belt in the west, medium-sized centres and rural areas extending to the Oderbruch in the east.
The state development plan distinguishes between the Berlin commuter belt and the wider metropolitan area. The medium-sized centres are Hoppegarten/Neuenhagen bei Berlin (sharing functions), Strausberg, Bad Freienwalde (Oder) and Seelow. This geographical differentiation is essential for valuations.

2,185 purchase contracts were recorded. Compared with 2024, the number of contracts rose by around 14%, transaction volume by around 17% and land turnover by around 29%.
2024: 1,925
2024: €417.9m
2024: 1,714.4 ha
€352.7m transaction volume
Flats and commercial units were particularly striking: 270 acquisitions after 109 in the previous year. For undeveloped building land, the number of contracts and transaction volume fell. The report sees no significant general price increase.

Märkisch-Oderland is not a uniform property market. The official analyses separate geographically and functionally different sub-markets.
Hoppegarten, Neuenhagen, Strausberg, Fredersdorf-Vogelsdorf, Petershagen/Eggersdorf, Altlandsberg and Rüdersdorf are strongly influenced by Berlin.
Bad Freienwalde, Seelow, Müncheberg, Wriezen, Lebus and numerous rural municipalities form much less expensive sub-markets.
The eastern part of the district is agricultural. Fertile soils, small-scale villages and the border location with Poland shape the market.
Buckow, Waldsieversdorf and the surrounding lake district have their own leisure and recreational quality.
For valuation, the specific standard land value zone, settlement structure, transport links, usability and property type must be considered together.
For building plots for individual housing free of development charges, the valuation committee publishes highly differentiated standard land value levels as at 1 January 2026.

Urban and comparable locations in the wider metropolitan area average €47/m², other village locations €51/m². For the Berlin commuter belt, the report also publishes size-dependent conversion coefficients; the reference is 700 m².

Because of their limited availability and special location, waterside and near-water plots can differ considerably from the general standard land value. However, there were only two transactions in 2025.

For the two waterside plot sales in 2025, the purchase prices were 64 to 89% of the nearest standard land value zone for residential plots. A blanket waterside premium would therefore not be appropriate.

For apartment buildings, the average gross income multiplier was 21.9 in the Berlin commuter belt and 14.1 in the wider metropolitan area. The figures must be adjusted by an expert to the characteristics of the property being valued.

For office, commercial, mixed-use and commercial and industrial property, the data basis is in some cases small. Use, tenancy structure, alternative use potential and the specific location remain decisive for the individual valuation.

The report distinguishes the Oderbruch, the East Brandenburg Plateau and the area close to Berlin. For arable land in 2025, neither soil quality nor plot size could be shown to have a statistically significant effect on price. Since 1 January 2025, forestry standard land values no longer include a value share for standing timber.

The basis is the valuation committee’s automated purchase price collection. The 2025 report analyses the purchase contracts concluded in 2025 and fully received by 27 February 2026.
Besides purchase prices, the report contains land price index series, conversion coefficients, market adjustment factors, prices per m² of living area and property yields. For the valuation, the principle of model consistency applies consistently.
Particularly important: standard land values are average location values, not price recommendations. Differences in the subject plot in terms of location, use, size, shape, servicing or ground conditions must be taken into account by an expert.

Märkisch-Oderland is not a uniform property market: there are big price differences between residential building land within the A10 and the villages in the Oderbruch, and houses in the Berlin commuter belt and in the wider metropolitan area also follow different price worlds. I therefore classify your property on the basis of the specific standard land value zone, the property type and the appropriate official market data – personally and transparently.

From my Berlin office, I take on valuation instructions throughout the Märkisch-Oderland district – in Hoppegarten, Neuenhagen bei Berlin and Strausberg as well as in Bad Freienwalde (Oder), Seelow, Müncheberg and the villages of the Oderbruch. The neighbouring regions of Barnim, Oder-Spree and Frankfurt (Oder) and the rest of the state of Brandenburg are also part of my area.
For the classification, the sub-area counts first: Hoppegarten, Neuenhagen, Strausberg, Fredersdorf-Vogelsdorf and Rüdersdorf are strongly influenced by Berlin, while Bad Freienwalde, Seelow, Müncheberg and Wriezen are among the much less expensive sub-markets. The Oderbruch and the Märkische Schweiz around Buckow also bring their own location characteristics.
No. For the two waterside plot sales in 2025, the purchase prices were 64 to 89% of the nearest standard land value zone for residential plots. A blanket waterside premium would therefore not be appropriate – I examine the location and usability of the lakeside plot in the individual case.
The standard land value for arable land in the Oderbruch is €1.60/m² (soil rating 40–60). For 2025, however, the market report states that neither soil quality nor plot size could be shown to have a statistically significant effect on price. The individual plot should therefore be assessed by an expert rather than on a blanket basis by soil rating.
No. The standard land value is an average location value for a model plot within a standard land value zone. The specific plot may differ from it.
Yes. Besides residential property, I value apartment buildings, mixed-use buildings and commercial, production and industrial property.
That depends on the occasion, the type of property and the depth required. Before you instruct me, we clarify together which scope suits the purpose.
The property markets in Brandenburg differ considerably. The market pages are therefore organised according to the responsible valuation committees and their regional data.
The locally responsible valuation committees keep purchase price collections, determine standard land values and derive other data required for valuation.
A standard land value is not the market value of a specific plot. It relates to a model reference plot within a zone. Differing plot characteristics and the specific market situation have to be examined in the valuation.
